Background

Located in Fairfield, California, the Sutter Regional Medical Foundation is dedicated to improving the health and well-being of individuals and families in Northern California. The 90,000 square foot facility includes a tenant improvement buildout of an existing medical office building, as well as a new medical office building on the Sutter Fairfield Low Court Medical Campus. Southland provided HVAC, plumbing, and direct digital controls under Sutter’s integrated form of agreement.

Approach

Sutter Regional Medical employed an integrated project delivery approach consisting of lean and design-build construction methods like last planner system, multi-trade resource sharing, and collocation to streamline work and reduce costs. Because Southland was brought on early during validation phase, the project team was able to apply lean methods during the design process, specifically by utilizing target value design, 3D building information modeling, unified workflow, constructability and maintenance reviews, and pull planning to allow the build teams to capitalize on prefabrication opportunities.

Southland was the design-build contractor for the building automation system and led the commissioning effort on the project. Thus eliminating the learning curve for the owner and enabling the building to be operated as designed and at its peak performance.

Results

The overall lean approach to the project enabled Sutter to absorb $1 million in added value scope; in addition to still being significantly under budget and providing 11 percent savings to the overall project. Overall, Southland was able to meet Sutter’s goal of delivering the project under budget and on schedule, which contributed to Southland receiving an HVAC, plumbing, and building automation systems service contract for both of the medical office buildings.
